From mining legacy to business opportunity
When former mines flooded, they created vast underground reservoirs of naturally warm water. Heat pumps can extract that heat and upgrade it for use in buildings and heat networks.
That technology is already working here in the North East.
In Gateshead, a large-scale mine-water heat network is supplying around 350 homes and businesses, while the UK’s first mine-water heat Living Laboratory is helping researchers understand how the technology could be scaled further.
At Seaham Garden Village, mine-water heat is being developed to provide low-carbon heating for 750 affordable homes, demonstrating how the resource can be built into new developments from the ground up.
And now, new opportunity mapping covering Newcastle and Sunderland is helping identify where mine-water heat could be viable.
For businesses, developers and investors, that raises an important question: could the North East’s industrial legacy become a competitive advantage in the transition to net zero?

More than a sustainability story
The attraction isn’t simply reducing carbon.
For commercial developments, access to local low-carbon heat could become an increasingly important consideration as businesses face pressure to reduce emissions, improve energy resilience and future-proof their buildings.
For developers, it could open up new possibilities for sustainable communities and heat networks.
And for the wider region, it could create demand for expertise across engineering, construction, energy management and infrastructure – building on skills the North East has developed for generations.
Of course, mine-water heat won’t work everywhere. Projects need the right geology, infrastructure, investment and commercial model. But the opportunity is becoming easier to identify and the North East is already building the evidence, expertise and infrastructure to explore it.

There’s something particularly fitting about the region’s emerging role in mine-water heat. The North East once built its economy by extracting energy from beneath the ground. Now, it has the opportunity to use that same underground legacy to support a cleaner, more resilient economy.
